What is a Modular Home?
A modular home is one that’s built in a factory but looks as if it was constructed on-site. The home is shipped to its location in separate parts (usually on the back of a truck) and put together once it’s in place on the property.
Sometimes modular homes are referred to as “pre-fab” homes because they’re already built (pre-fabricated) before they’re brought to a permanent location.
Part of the allure is that you can get a brand-new, never-lived-in home without working through a custom builder (or paying the price a custom builder would charge).
How Do You Finance a Modular Home?
In some cases, you can get a conventional mortgage to pay for a modular home. In other cases, you’ll obtain financing directly from the manufacturer.
Where Can You Put a Modular Home?
You’ll have to buy the land on which you’d like to put your modular home, but not all subdivisions, neighborhoods, or developments allow modular homes. You’ll have to talk to your Realtor(R) to find out what the restrictions are when you find a piece of property you’re interested in buying.
How to Choose the Right Contractor
When you’re choosing a contractor or modular home company, it’s important to do your homework. Make sure you’re checking references from past customers, and remember that you’ll be paying for it for several years; you need a company with a proven track record of success.
